We opened the column, set a steel post sleeve in hydraulic cement, and hung the gate on a dual-bearing adjustable hinge rated for 800 pounds. Under Clause 4, we photographed the mortar cure, the hinge torque setting, and the final reveal gap. The gate swings one-finger light now.
FAAC 746 Swing-Gate Motor Failure, Alpharetta - Control Board & Limit Switch Reset
The FAAC 746 would open halfway in cold weather and stop. We traced it to a cracked solder joint on the control board and a limit switch set 12 degrees past mechanical travel. We installed a replacement FAAC control board, reset both limit cams to true mechanical stop minus 3 degrees, and labeled the wiring with the same diagram habit Adrian Vance developed on commercial access-control sites. The photo log shows before-and-after cam positions. No replacement motor needed - the existing 746 runs like it was new.
Aluminum Slide Gate Off Track, Alpharetta - Roller Replacement & Track Realignment
A landscaping crew had clipped the track end with a trailer hitch. The gate had jumped track and the owner had been opening it by hand for two weeks. We cut out the bent 12-foot track section, set a new piece with proper expansion gap for Alpharetta’s summer temperature swing, and replaced all four rollers on the truck assembly. The V-track was shimmed to 1/2-inch consistent clearance. We left the owner with photos of the weld, the roller part numbers, and the gap measurement at three points.
LiftMaster LA500 Gate Opener Installation, Alpharetta - Post-Mount Conversion
The existing Mighty Mule had a seized actuator and a battery tray that had leaked acid through the control housing. We discussed options - repair versus replace - and the owner chose a LiftMaster LA500 for the onboard battery backup and the MyQ integration. We fabricated a post-mount bracket to clear the existing stone pillar cap, set the force limit to 22 pounds per UL 325, and programmed the auto-close at 45 seconds. The photo record shows the force gauge reading, the wiring landing, and the final arm geometry at full open.
Broken Weld on Custom Steel Gate, Alpharetta - Field Repair & Reinforcement
This was a 14-foot custom steel gate that had cracked at the lower frame corner where the picket load transferred to the hinge post. The original weld had no gusset and had been carrying sheer stress for eight years. We ground out the crack, welded a 3/16-inch gusset plate across the inside corner, and hit it with rust-inhibiting primer. The gate didn’t come off the property. The owner got photos of the penetration on the root pass and the finished gusset. Under the 365-Day Done Right Promise, if that weld cracks in the next year, we fix it at no charge.

The gate would reverse randomly during close cycle. We found the photo-eye receiver had been bumped by a trash can and was aimed at the transmitter’s mounting bracket instead of the lens. We realigned both units to 18 inches above grade per the install manual, cleaned the lenses with optical wipes, and ran the UL 325 obstruction test - a 6-inch diameter cylinder at mid-gate. The photo log shows the beam path, the test object in place, and the control board LED confirming clean signal. The gate hasn’t reversed once since.
